Flat Roof Index Sometimes a flat roof will have a very slight pitch line, which allows the water to drain off and not puddle on top. Usually a flat roof will be used in the dry climate areas on commercial building and rarely on residential homes. Materials used for a flat roof years ago were tar or gravel, but today most of the materials are asphalt or metal. To connect the sheets of a roof together a membrane barrier of adhesives and sealants are used. This will protect the roof better from standing water. A properly laid flat roof can last up to 20 years or more.
A flat roof will keep the inside of a building warmer in the winter because it will absorb all the sun’s heat. Buildings with flat roofs will have no dead space, like roofs with a slant to them. The roof can also be used for a terrace garden, for outdoor living areas and other activities. A rooftop swimming pool can also be installed on a flat roof.
When installing a roof, flat roofs are less costly to put on any kind of building. Fewer materials are used on a flat roof and it takes less time to put up a roof. To reduce the cost on a building many contractors will suggest a flat roof instead of a pitched roof. Materials used for installing a flat roof are lighter in weight and will not take as long to get up on the roof. This will save money on labor when having a flat roof installed. A flat roof can also be installed by fewer workers, which will also save money.
Heating cost for buildings is cheaper in the winter when they have a flat roof. Heating can be a big expense for most building but with a flat roof, the cost could come down as much as ten percent over a building that has a roof with many levels. With a flat roof, there is less areas in which the heat can rise in the building. Homes with attic space absorb the heat; a building with a flat roof does not have that wasted space. Buildings with a flat roof will absorb all the sunlight and the heat will be distributed down into the building.
Cleaning a flat roof can be easier then any other roof. First, any puddles on the roof should be brushed off with the leaves that may have fallen on the roof. If any kind of chlorine or bleach is going to be used, make sure the bushes and plants below are protected. Use a mile solution if possible and check for any shingles that are cracked or worn out. Replace any of the shingles needed so mold and mildew will not become a problem. If you use a chemical wash on the roof, make sure the water and cleaning solution is discarded of properly.
A flat roof can also be pressure washed either from the ground with an industrial washer and a long wand or by standing on the roof. All cleaning solutions should be rinsed off before the flat roof dries, so the solution does not have a chance to crack the shingles.
